Seller's Checklist - Listing Services


Park City realtor, Granda Metz will perform activities shown to be effective in marketing a home for the best possible price and then she will guide the transaction to a successful closing.  

 

Granda will provide the services below. 


1. Prepare a custom marketing plan to help give you exposure to the largest possible pool of Park City real estate buyers.

2. List your real estate on the Park City MLS, the Wasatch Front MLS and on the Internet.

3. Call past Park City real estate clients who may be interested in your home or condo.

4. Hold a realtor Open House for other Park City real estate agents.

5. Prepare for and promote a public Open House for your home or condo.

6. Invite neighbors to an Open House, as they may know a possible buyer for your home or condo.

7. Provide Park City school and community information for display at the Open House.

8. Conduct an Open House and have the attendees sign Guest Register.

9. Follow up with buyers who attended Open House.

10. Promote your home within our office to other agents at sales meetings.

11. Get feedback from other Park City realtors who show your home.

12. Expose your home or condo to buyers relocating into the area through the agents affiliated relocation company.

13. Prepare handouts with photos/features of your home or condo to give to buyers.

14. Send handouts to brokers working with buyers in that price range.

15. Send “Just Listed” cards to local area.

16. Call other realtors working with buyers looking for a home like yours.

17. Stay abreast of pricing in your specific Park City community and let you know of any changes.

18. Communicate - Stay on top of interest in your home and keep you informed.

19. Assist in scheduling all selling and closing details.

20. Deliver executed documents to appropriate parties.

21. Confirm deposit of initial deposit money.

22. Confirm existence of bank/special accounts (especially important in all cash offers).

23. Inform you of any knowledge of significant events as they occur.

24. Confirm with selling Realtor the completion of mortgage application (if applicable); Obtain name/phone number of lender/mortgage loan representative.

25. Confirm with selling Realtor the dates/times of termite inspection, home inspection, etc.

26. Help coordinate/facilitate any required inspections and notify seller of results.

27. Help assist you in obtaining repair estimates, if applicable. I have local Park City trades people.

28. Assist you in negotiating responsibility for any repair issues with buyer.

29. Confirm deposit of remaining deposit money.

30. Periodically contact mortgage representative to confirm status of mortgage loan.

31. Meet appraiser at property; provide copy of listing and copies of recent comparable sales/listings.

32. Confirm appraisal is adequate and inform you accordingly.

33. Confirm that all contingencies of sale have been satisfied.

34. Confirm receipt of written mortgage commitment and follow through on any subject to items.

35. Arrange any inspections necessary to pass title.

36. Confirm ordering of title work and obtain name/phone number of Title Company.

37. Provide selling Realtor with names/numbers of utility companies, telephone, sewer, cable TV, trash pick-up.

38. Confirm completion of any agreed to repairs and forward copies of work receipts to closing parties.

39. Forward copies of applicable certification (i.e. termite, well, septic) to closing parties.

40. Confirm time, date, and location of closing and inform you accordingly.

41. Confirm deposit monies ordered for closing and verify if certification is required.

42. Ascertain your receipt of final closing costs.

43. Schedule with you and buyer the date/time for final walk-through.

44. Do final walk-through inspection with buyer and selling Realtor.

45. Notify closing parties as to walk-through results and help resolve any issues prior to closing.

46. Remove lock box and verify location of keys, garage door openers, and warranty document.

47. Attend closing/settlement and bring all applicable files/documentation, keys and garage door openers.
